QUALITY OF LIFE
The Zoning and Development Department is committed to maintaining the quality of life many citizens desire, whether they are residents of the Township or simply visitors. This office is responsible for the enforcement of the Sylvania Township Zoning Resolution, overseeing all land use activities, review and issuance of zoning permits, and the investigation and abatement of violations.
Records of permits, all official actions taken, site plans, and copies of meeting minutes are available for public review during normal business hours.
ZONING PERMITS
The Zoning and Development Department reviews and issues permits for the construction of new residential, commercial, and industrial sites within the township. Permits are also required for signage, an addition, alteration, pool, pond, and for any accessory structure, such as a garage, carport, fence, gazebo or deck.
For properties possessing well and/or septic, written approval must first be received from the Lucas County Health Dept. prior to receiving a zoning permit. For further information, you may contact Sheila Nash, Toledo-Lucas County Health Dept. at 419-213-4100.
All Permit applications require the following:
- Site plan/survey [drawn to scale] indicating exact dimensions of property, exact dimensions of proposed structure and any existing structure(s), easements.

Lucas County Building Regulations requires a permit for any permanent structure 200 sq. ft. or larger. They may be contacted at 419-213-2990 for more information.
NEW COMMERCIAL and INDUSTRIAL
Prior to the issuance of zoning permits for new commercial or industrial projects, developers are required to submit for Project Plan Review. Agencies involved in this process are the Lucas County Engineers Office, Lucas County Sanitary Engineers Office, Lucas County Plan Commission, Sylvania Township Fire Dept., and if applicable, ODOT, Lucas County Health Dept., City of Sylvania Public Service Dept., City of Toledo Engineering Services, or Lucas County Soil and Water.
ZONING COMPLIANCE
This office is also responsible for the enforcement of the Zoning Resolution, which promotes public health, safety, and welfare to the residents of Sylvania Township.
Zoning Inspectors and staff ensure that the uses in each District are permitted uses. Zoning makes certain the requirements for a property are abided by, such as building setbacks, allowable signage, vehicle parking, and locations of accessory structures and that rules of the zoning code are being adhered to.
Appropriate measures are taken to address zoning violations that are considered to be a nuisance, possess noxious conditions, and/or are unsightly whereas the conditions obstruct the reasonable and comfortable use of ones property. The Resolution does not permit high grass, disabled vehicles, waste, junk, or debris. Our preferred method to achieve compliance is to work with property owners to seek voluntary compliance.
